PROJECT OVERVIEW

Location: The site is in the Rhineland region, with Düsseldorf as a key internet hub. The advantageous location for the data center is in the immediate vicinity of an international data line (backbone) that runs between DE-CIX and Amsterdam’s AMS-IX. The region is benefiting from strong growth in German Tier 2 and Tier 3 markets.

Data Center: Development of a data center campus with grid-scale battery energy storage parks (BESS). An 11.6-hectare commercial site will be developed with a substation and a power line from the Rhine Valley, as well as a data center with 60 MW IT capacity and a 100 MW BESS park. Potentially, the site could be expanded to the north to further increase the data center capacity with additional 110 MW IT and BESS capacity with additional 200 MW for trading.

Smart Energy Hub: A new substation in conjunction with grid-scale battery energy storage systems (BESS) will be developed as a separate economic unit for local electricity management and electricity trading.

24/7 Carbon-free Electricity: By concluding a power purchase agreement (PPA) with a wind farm operator, the supply of green energy will be ensured with a targeted hourly supply-demand match of > 85%.

Local power supply: Potentially, a new wind farm nearby can be developed with up to 19 wind turbines with a turbine capacity of 6,8 MW each for direct green power supply.

Build to Suit: The project aims to meet the specific needs of large tech companies (hyperscaler).

Carbon Capture Technology: The project offers the opportunity to integrate carbon capture technology into the data center and permanently store absorbed carbon in local basalt rock to achieve a negative carbon solution.

CO₂-neutrality over Life Cycle: The CO₂ footprint of the entire project is to achieve neutrality over its life cycle. In addition to climate-friendly building materials (hybrid timber construction) and 100% green electricity, unavoidable embedded and operational emissions will be offset by biodiversity credits from our Rainforest Conservation Projects.
